Crop Report ? Sod farmers hope worst years are over | Daily Tidbits

MISSISSIPPI STATE ? When Mississippi sod farmer David Rainey says, ?Business is better than last year,? he is not suggesting it is good.

The Alcorn County farmer said he sees greater challenges in turning a profit in 2012 than when he started Rainey Sod Farm about 36 years ago. Rainey said he started downsizing his sod business when the housing market bubble burst in 2007.

?The cost of production is still making it tough. It may be easy to make a dollar, but it?s getting hard to hold anything out of it for the profit margin,? he said. ?I?ve cut my sod acreage in half and my labor costs by more than half.?

Rainey converted some of his older, nonirrigated sod fields to soybeans when turf sales declined.

Wayne Wells, Mississippi State University Extension turf specialist, said the sod market is tied closely to home sales and new construction. The economic downturn in recent years prompted many of the state?s sod growers to reduce their sod acreage, diversify with other crops or leave the business completely.

?Building construction depends mostly on two things: economic conditions and the weather,? Wells said. ?When people are able to landscape and build, more sod is sold. Even though sod seems like a nonperishable product, growers need to move it. Otherwise, their input costs will continue to grow from mowing, pesticides, fertilizer and irrigation to keep it healthy.?

James Henderson, Extension forestry specialist, said reports on national and regional construction show the industry is strengthening.

?Over the past year, housing starts are up almost 24 percent nationally and 27 percent in the South,? Henderson said. ?This is the third year of improvement for new home construction since 2009. Given the current level of both new and existing homes on the market, we should see continued increases in new home construction.?

Rainey said producers who want to get into the sod business need to choose their locations carefully.

?It is better to locate near good markets to reduce freight costs,? he said. ?Buying out an existing farm can be more profitable in the long run than starting a new one, because you won?t be competing with another business for sales.?

Rainey is also finding success with some of the less common sods.

?Bermuda is what most farms grow because builders like the less expensive grasses,? he said. ?But we are seeing an increased interest in zoysia grass. The people who chose zoysia love it.?

Wells said after Hurricane Isaac exits the state, growers will be keeping an eye out for increased disease pressure.

?Wet leaves, cloudy skies and high humidity increase fungal organism activity. Most sod producers hope for good weather to prevent the need for any treatment,? he said. ?Regardless, they want the sod to be clean when it transports, because when it gets to its destination, water will be added. If any disease is present, it will explode.?

Wells said fall armyworms can cause a similar challenge.

?Producers do their best not to ship sod that could cause an insect outbreak,? Wells said. ?However, under hot summer conditions, it takes only three to five days from the time an adult fall armyworm moth lays her eggs till hatch, so oftentimes it unjustly reflects poorly on the producer when the sod becomes infested with armyworms shortly after installation.?

Zynga Loses Two More Top-Level Gaming Employees - Tricia ...

Zynga Vice Presidents Bill Mooney and Brian Birtwistle have left the company, representing two of the latest high-level managers to leave.

Bloomberg first reported the exits, but did not know where they were headed.

Zynga declined to confirm the departures, but offered a lengthy statement regarding the company?s low attrition rate, saying ?it?s not at all surprising that some would move on and or retire post-IPO.?

However, it?s hard to ignore the exits as they begin to stack up just nine months after going public.

I started hearing weeks ago that competitors had started to see a flood of resumes?from the social game maker as the stock has tanked. According to LinkedIn, Birtwistle was at the company for slightly less than two years, serving as VP of marketing. Bill Mooney, who was at the company for four and a half years, listed himself as being a studio VP at Zynga?s Game Network most recently.

Two days ago, Mike Verdu, the company?s chief creative officer, announced he was leaving to start his own mobile game company, which Zynga was backing.

Other recent employees to leave include:?Chief Operating Officer John Schappert;?Alan Patmore, general manager of CityVille, who left to work at Kixeye; Erik Bethke, a general manager who oversaw Mafia Wars 2; Ya-Bing Chu, a VP in Zynga?s mobile division; and Jeremy Strauser, a general manager.

Verdu said on Tuesday that his exit is bad timing.

?I personally don?t want to add to the noise level,? he said. ?I think this will be a good thing for me and for Zynga. ? I?m concerned about how this might be viewed with what else is going on, but it?s not a function of anything else going on at the company.?

In a statement, Zynga spokeswoman Dani Dudeck, said: ?Zynga?s voluntary attrition rate was around 1 percent for the first four years, and our current attrition levels are not only below what we expected and modeled in our post-IPO planning, they continue to stay well below the industry average. Developing great leaders is an essential part of Zynga?s core values ? we?re proud of our record in that regard ? and it?s not at all surprising that some would move on and or retire post-IPO. Zynga continues to lead the industry with the top talent in social game development. We?re proud of the teams working hard to create the next generation of social games including the recent launches of The Ville, ChefVille and the coming launch of FarmVille 2.?

Some of the employees have seemingly innocent reasons to leave the company, like Verdu, but the number of people leaving won?t help the company?s stock price.

Shares are down 2.3 percent, or 7 cents, to $2.89, which is right above the company?s all-time low of $2.66 a share.

Microsoft Opens Registration For Imagine Cup 2013, Doubles Prize Money to $300K

Microsoft has organized its Imagine Cup student technology competition for the last 10 years and today, the company opened registration for the 2013 edition of this event. Students ages 16 and older can now register for their national events and the winners of these local event will be flown to St. Petersburg, Russia, where they worldwide finals will take place from July 8 to 11. For this edition of Imagine Cup, Microsoft has doubled the prize money to $300,000.

Microsoft also reorganized the competition around three new core areas: world citizenship, games and innovation. Previously, the flagship event was the software design competition, which a group of Ukrainian students won this year after developing gloves that can translate sign language into speech.

Since the first Imagine Cup in 2003, says Microsoft, over 1.65 million students across the globe have participated in Imagine Cup and a number of the teams that made it to the finals (and many that have not) went on to create startups afterwards. 2011 finalist Team OaSys from Jordan, for example, is currently working on bringing its system that allows quadriplegics to control a computer to market. To help the finalists commercialize their ideas, Microsoft also allows them to apply for its three-year, $3 million Imagine Cup Grants.

Here is Microsoft?s description of the new core competitions:

  • World Citizenship: Honors the software application developed on Microsoft platforms with the greatest potential to make a positive impact on humanity. For example, a project might address education-, social- or healthcare-related problems.
  • Games: Honors the most engaging and entertaining games targeting teens and youth, built on Microsoft platforms (Windows 8, Windows Phone, Kinect for Windows Software Development Kit, and Xbox Indie Games).
  • Innovation: Honors apps that give consumers inspiration and innovation at their fingertips, whether it be a new spin on social networks, online shopping or search, built with Microsoft tools and technology.

The winners of each of these competitions will get $50,000.

In addition to the core competitions, students can also compete in a number of online challenges focused on specific technologies and platforms, including Windows 8, Windows Azure and Windows Phone.

That's IFA. There may not be any deep-fried Oreos at this Messe (though you will find plenty of Brezels and Bier), but there's more than enough to keep us entertained for a full week, and then some. The fun kicks off tomorrow afternoon with Sony's annual press conference, followed by Samsung Unpacked where we expect to see a Galaxy S III-like successor to last year's blockbuster Note. Then chaos ensues, when the two dozen exhibition halls open to the public, and tens of thousands of curious consumers mix with industry reps and journalists, pushing and shoving their way to the hottest gadgets from every category, be it high-end home theater or personal grooming (read: electric toothbrush/water flosser duos). MLB, ESPN extend television contract

NEW YORK (AP) ? Major League Baseball and ESPN extended their television contract through 2021 on Tuesday, a deal that almost doubles the amount of money the network will pay annually for baseball content while also all but eliminating blackouts of local broadcasts of ESPN games on Monday and Wednesday nights.

The deal was announced on Tuesday. It combines rights for TV, radio, digital and international that had been separate. The new single contract adds new rights to air a wild-card game, along with additional rights to highlights and digital content. It also gives the network more flexibility to show games involving popular teams.

The previous contracts were worth close to $360 million a year combined. A person with knowledge of the new combined deal says it will be worth about $700 million a year over eight years. The person spoke on the condition of anonymity because the financial figures were not released.

"ESPN's financial commitment to baseball is extraordinary. ... It's a testament to not only the strength of our game, but the unprecedented popularity with our fans," Commissioner Bud Selig said.

The deal also addresses a long-running complaint from local television markets that were prevented from carrying games that were broadcast on ESPN. For instance, if ESPN was carrying a Wednesday night game between the Dodgers and Giants, anyone in the Los Angeles and San Francisco metro areas who did not have the network could not see the game on television.

The new agreement, which begins in 2014, allows ESPN to increase the number of "coexists," meaning that a game between the Dodgers and Giants not only will be broadcast on ESPN, but also the local television stations in Los Angeles and San Francisco.

"We're ESPN. We promote the game all day, we take 'Baseball Tonight' to the area and then when the game starts, there's a message that says 'Not carried in your area,'" ESPN President John Skipper said. "We are now out of that business. The coexist is very important to us."

ESPN still carries exclusive rights for Sunday night games, but Selig said he was pleased with the increased availability of all the games both locally and nationally during the work week.

"I think this deal is very fair," Selig said. "Given the number of games that we have, we certainly don't want to hurt any local rights holders. I don't think we have here at all. The clubs, on balance, are all going to be remarkably better off."

The deal also gives ESPN the rights to a wild card game, which will rotate between the AL and NL every other year, the ability to air live look-ins on "SportsCenter" and increased the number of times it can schedule a team on Sunday night baseball from five to six.

So does that mean yet another installment of the Yankees-Red Sox rivalry on ESPN? Not necessarily, Skipper said. He said he knows the network is criticized for the perception that it schedules too many games from that series and said ESPN has committed to put every team in the league in that slot at least once per season.

"We want to have a balance to maximize the teams that are most popular and drive the most ratings, but we also want to work with baseball to feature every team and help grow the game," Skipper said.

Blue Moon Science: Friday's Full Moon Explained

With a so-called "blue moon" set to rise in the night sky this Friday (Aug. 31), you may find yourself wondering: Just what is a blue moon, exactly? And where does the term come from?

Somewhat confusingly, the answers have nothing to do with the moon's color. The "blue moon" tale is a convoluted one, with much of the action taking place in the relatively recent past.

In 1946, "Sky and Telescope" magazine traced the term to the "Maine Farmer's Almanac," where it apparently referred to the third full moon in a season that contains four full moons instead of the usual three.

The year is divided into four equal seasons, each 91 or 92 days long. Because there are 29.5 days between full moons, four full moons occasionally get squeezed into a single season. [Once-in-a-Blue-Moon Not Really Blue (Infographic)]

But the author of the "Sky and Telescope" article misintrepeted this complicated definition, declaring that a "blue moon" is actually the second full moon in a month with two full moons.

The new (and wrong) meaning didn't attain widespread usage until decades later. It was used during a broadcast of the radio show "Stardate" in January 1980, according to a much more recent article in "Sky and Telescope."

Then, in 1981, the designers of the board game Trivial Pursuit came across the 1946 magazine article. They put the definition into the game, and suddenly this incorrect explanation of an unscientific term became ?general knowledge.?

So that is why Friday's full moon is known as a "blue moon." It really is no different than any other full moon, except that an accident of the calendar causes it to be the second full moon in the month of August, the first having been on Aug. 1.

While the phrase "once in a blue moon" implies that the skywatching phenomenon should be exceedingly rare, that's not the case. On average, blue moons come along once every 2.7 years.

While we're on the subject of weird moon myths, here's another: the fable that the moon is made of green cheese.

This really did start out as a fable in the 16th century. In the original story, a simple-minded person sees the reflection of the full moon in a pond, and is made to believe that this is a wheel of new-made cheese. This children's story has been repeated so many times through history that it has become something of a cultural touchstone.

But the moon, like the Earth, is made of ordinary rock. In fact, most researchers believe that the moon coalesced from pieces of the ancient Earth that were blasted into space after a Mars-size body struck our planet billions of years ago.

Please don't tell Wallace and Gromit. We wouldn't want to disillusion them.

Selling the GOP Platform: 2 Good Men, 1 Hard Job, No Surprises ...

Front and center on the Republican convention agenda in Tampa is jobs and economic growth, rightly getting the top billing among six main categories within the GOP 2012 Platform that range from Foreign Policy, National Security and Defense, all the way to Family Values and Faith Based Issues.

While the weather will be the biggest wildcard at this quadrennial event, Financial Policy Analyst Ed Mills, of FBR Capital Markets says the big topical push will be about reining in a government that's out of control and ineffective.

"They're going to give this presentation that, if they get control, they'll cut spending and cut regulation and allow the free market to work again," Mills says in the attached video. "There's not much they (the Republicans) can do except hope that voters see what Obama has done with the economy, and dislike it."

Along with spending, Mills says to expect plenty of talk on the tax side of the equation as well, with particular emphasis on their commitment to lowering rates on all individuals and corporations, closing loop holes and limiting deductions -- except the mortgage interest deductions.

"That's never going away," he says of the annual interest write-off taken by 65% of American who have a mortgage. Even though it is the biggest and most expensive deduction allowed, Mills says it will always rank "dead last" on a list of possible tax tightening targets.

Perhaps the big goal of the convention, Mills says, will be to sell the voting public on the idea that Romney and Ryan are good men facing a hard job and to "get the likability factor up."

Another key area of outreach falls under the Government Reform heading, which also doubles as a side entrance for Ron Paul supporters to get into the big Republican tent. Issues here are many and diverse, but none is more charged than overturning Obamacare, or more appealing than reducing the burden of government regulation.

The convention itself has been tightened by one day, but the must-see events are still intact, including the keynote speeches Tuesday, Wednesday and Thursday evenings by New Jersey Governor Chris Christie, Vice Presidential pick Paul Ryan, and finally Mitt Romney himself.

Neil Armstrong makes his "one small step"

US President Barack Obama has led tributes to astronaut Neil Armstrong, the first man on the Moon, who died on Saturday at the age of 82.

Mr Obama said on his Twitter feed: "Neil Armstrong was a hero not just of his time, but of all time."

Hundreds of millions watched Armstrong land on the Moon on 20 July 1969 and describe it as: "One small step for a man, one giant leap for mankind."

The line became one of the most famous quotes of the 20th Century.

Armstrong's family confirmed his death in a statement on Saturday, saying he had died from complications after surgery to relieve four blocked coronary arteries.

The family statement praised him as a "reluctant American hero" and urged his fans to honour his example of "service, accomplishment and modesty".

"The next time you walk outside on a clear night and see the moon smiling down at you, think of Neil Armstrong and give him a wink," the family said.

Mr Obama thanked Armstrong for showing the world "the power of one small step".

'Nerdy engineer'

Last November he received the Congressional Gold Medal, the highest US civilian award.

Many of Armstrong's colleagues and friends paid tribute to him as a modest, private man who never sought the limelight.

Michael Collins, a pilot on the Apollo 11 Moon mission, said: "He was the best, and I will miss him terribly."

Armstrong famously refused most public appearances and interviews.

In a rare interview with Australian TV this year, he reflected on a moment during his three hours on the Moon when he stopped to commemorate US astronauts and Soviet cosmonauts who had died in action.

"It was special and memorable, but it was only instantaneous because there was work to do," he said.

More than 500 million TV viewers around the world watched its touchdown on the lunar surface.

Armstrong and fellow astronaut Edwin "Buzz" Aldrin collected samples, conducted experiments and took photographs during their moonwalk.

Mr Aldrin told the BBC he would remember his colleague as a "very capable commander and leader of a world achievement".

"We're missing a great spokesman and leader in the space programme," he said.

Apollo 11 was Armstrong's last space mission. In 1971, he left the US space agency Nasa to teach aerospace engineering.

President Obama described him as "one of the greatest American heroes of all time"

Born in 1930 and raised in Ohio, Armstrong took his first flight aged six with his father and formed a lifelong passion for flying.

He flew Navy fighter jets during the Korean War in the 1950s, and joined the US space programme in 1962.

Correspondents say Armstrong remained modest and never allowed himself to be caught up in the glamour of space exploration.

"I am, and ever will be, a white-socks, pocket-protector, nerdy engineer," he said in February 2000 in a rare public appearance.

Nasa chief Charles Bolden paid tribute to him as "one of America's great explorers".

"As long as there are history books, Neil Armstrong will be included in them, remembered for taking humankind's first small step on a world beyond our own."

Scientists produce H2 for fuel cells using an inexpensive catalyst under real-world conditions

Scientists at the University of Cambridge have produced hydrogen, H2, a renewable energy source, from water using an inexpensive catalyst under industrially relevant conditions (using pH neutral water, surrounded by atmospheric oxygen, O2, and at room temperature).

Lead author of the research, Dr Erwin Reisner, an EPSRC research fellow and head of the Christian Doppler Laboratory at the University of Cambridge, said: "A H2 evolution catalyst which is active under elevated O2 levels is crucial if we are to develop an industrial water splitting process - a chemical reaction that separates the two elements which make up water. A real-world device will be exposed to atmospheric O2 and also produce O2 in situ as a result of water splitting."

Although H2 cannot be used as a 'direct' substitute for gasoline or ethanol, it can be used as a fuel in combination with fuel cells, which are already available in cars and buses. H2 is currently produced from fossil fuels and it produces the greenhouse gas CO2 as a by-product; it is therefore neither renewable nor clean. A green process such as sunlight-driven water splitting is therefore required to produce 'green and sustainable H2'.

One of the many problems that scientists face is finding an efficient and inexpensive catalyst that can function under real-world conditions: in water, under air and at room temperature. Currently, highly efficient catalysts such as the noble metal platinum are too expensive and cheaper alternatives are typically inefficient. Very little progress was made so far with homogeneous catalyst systems that work in water and atmospheric O2.

However, Cambridge researchers found that a simple catalyst containing cobalt, a relatively inexpensive and abundant metal, operates as an active catalyst in pH neutral water and under atmospheric O2.

Dr Reisner said: "Until now, no inexpensive molecular catalyst was known to evolve H2 efficiently in water and under aerobic conditions. However, such conditions are essential for use in developing green hydrogen as a future energy source under industrially relevant conditions.

"Our research has shown that inexpensive materials such as cobalt are suitable to fulfil this challenging requirement. Of course, many hurdles such as the rather poor stability of the catalyst remain to be addressed, but our finding provides a first step to produce 'green hydrogen' under relevant conditions."

The results show that the catalyst works under air and the researchers are now working on a solar water splitting device, where a fuel H2 and the by-product O2 are produced simultaneously.

Fezile Lakadamyali and Masaru Kato, co-authors of the study, add: "We are excited about our results and we are optimistic that we will successfully assemble a sunlight-driven water splitting system soon."

Sony's cell phone division cutting 1,000 jobs

TOKYO (AP) ? Sony's cellphone division is cutting 1,000 jobs, or 15 percent of its global workforce, mostly in Sweden over the next two fiscal years through March 2014.

Sony Mobile Communications said Thursday the job cuts are an effort to reduce costs and boost profits.

The job reductions are part of Sony Corp.'s already announced plan to reduce 10,000 jobs, or 6 percent of its global workforce, by March 2013.

Of the 1,000 jobs being cut, 650 are at Sony Mobile in Lund, Sweden.

The Japanese electronics and entertainment company posted record losses for the fiscal year ended March, battered by competition from Samsung Electronics Co. and Apple Inc.

Taking control over its mobile business, formerly a joint venture with LM Ericsson, is a key part of Sony's turnaround.

Correa could deny Belarus blogger's extradition

Ecuador's President Rafael Correa said he could have the last word on the extradition of a dissident blogger and former soldier from Belarus now before the country's high court.

Alexander Barankov, a former army captain, fled to Ecuador in 2009 after being charged with fraud, allegations he says were trumped up after he blogged about widespread corruption linked to people close to Belarusian President Alexander Lukashenko, often referred to as "Europe's last dictator."

Ecuador granted him asylum in 2010 after he argued that he faced the death penalty for treason in Belarus, but imprisoned him for 52 days later that year after an extradition request from Minsk that was eventually rejected.

"Ecuador will put the emphasis on not extraditing a citizen whose life is at risk, from facing the death penalty or life in prison," Deputy Foreign Minister Marco Albuja said.

Correa said that if the high court, which is due to issue a ruling in the coming days, decides to grant the extradition request from Belarus, he could overrule that decision "as a last resort."

"We reject any attack on human rights (or) political persecution," Correa told foreign reporters.

Ecuador's much-criticized record on press freedom has come under renewed scrutiny following its decision to grant asylum to WikiLeaks founder Julian Assange, holed up at its London embassy to avoid extradition to Sweden.

Barankov, 30, is wanted by Interpol for fraud. He has been detained for 70 days pending the court decision.

His lawyer Fernando Lara told AFP that the Lukashenko regime is out to silence Barankov -- a former member of a military anti-corruption investigation team -- after he uncovered illicit activities embarrassing top officials.

The European Union and the United States have accused Belarus of detaining dissidents and committing other human rights abuses, and tightened sanctions in the wake of a disputed election in December 2010 that handed another term to Lukashenko, in power since 1994.

The Barankov case re-emerged following a visit by Lukashenko to Ecuador in June, when he signed several military and other accords with Correa, a leftist leader who has moved to strengthen ties with US foes.

The reopening of the Barankov case comes at a time of tensions with Britain over Assange, who is wanted for questioning in Sweden over sexual assault allegations but fears being sent on to the United States for prosecution.

Correa insisted that Ecuador was "open to dialogue" with Britain and Sweden over Assange, expressing hope for renewed contacts between senior officials.

Washington has viewed WikiLeaks as a threat to its national security following the release of a trove of leaked diplomatic cables and military logs from Iraq and Afghanistan.

Ecuador's support for Assange -- who presents himself as a whistleblower and the victim of a US "witch hunt" -- has drawn attention to Correa's long-running feud with the country's own private media.

Rights groups and press freedom organizations have roundly criticized Correa for targeting opposition media with libel suits, accusing Ecuador of having one of the worst records on press freedom in Latin America.

Oil prices fall near $96, reversing morning gains

The price of oil sagged after the promise of more economic stimulus faded Thursday.

Benchmark crude fell 99 cents to finish at $96.27 per barrel in New York. The decline erased nearly all the gains from the day before, when minutes from the U.S. Federal Reserve's July 31-Aug. 1 meeting suggested the Fed was preparing new steps to boost the economy.

But on Thursday, oil traders were less sure that the central bank would act. And there was more uncertainty out of Europe.

James Bullard, president of the Fed's St. Louis bank, told CNBC Thursday that the minutes from the Fed's meeting were "stale" because the economy had picked up since then. The oil market had hoped for another round of bond-buying, called "quantitative easing," or QE.

"If you're going to downgrade the expectations of QE, that will definitely put some downward pressure on the market" for oil, said Phil Flynn of Price Futures Group.

The leaders of Germany and France also suggested Thursday that they would be hesitant to extend deadlines for Greece to make reforms tied to its bailout.

Oil prices headed lower around midday, shortly after the European leaders made their comments.

Overall, oil prices have climbed nearly $10 per barrel since Aug. 1, partly on hopes that the U.S., Europe and China would do more to increase growth in their respective economies. Growth increases demand for oil and other energy products.

At the pump, the national average for gasoline rose less than a penny overnight to $3.718 per gallon, according to AAA, Wright Express and the Oil Price Information Service. That's about a quarter more than a month ago and about 15 cents higher than a year ago.

Natural gas prices also fell after the government said more natural gas went into storage last week than analysts had expected. The nation's gas reserves remain well above average because of strong production and relatively soft demand.

Other futures prices on the New York Mercantile Exchange:

? Gasoline increased 1.16 cents to $3.1158 per gallon.

? Heating oil rose 0.43 cents to $3.1330 per gallon.

? Natural gas fell 2.4 cents to $2.8020 1,000 cubic feet.

Gawker's worthless 'Bain files' - The Term Sheet: Fortune's deals ...

FORTUNE -- Gawker today?published?what it's calling The Bain Files, hundreds of pages of audited financials and private placement memoranda for old Bain Capital funds. Let me save you some time: There is nothing in there that will inform your opinion of Mitt Romney.

How do I know? Because I saw many of the exact same documents months ago, after requesting them from a Bain Capital investor. What I quickly learned was that there was little of interest, except perhaps for private equity geeks who want to know exactly how much Bain paid for a particular company back in 2006. Sure I would have loved the pageviews, but not at the expense of tricking readers into clicking on something of so little value.

Let's go over what Gawker believes it found:

"Mitt Romney's $250 million fortune is largely a black hole: Aside from the meager and vague disclosures he has filed under federal and Massachusetts laws, and the two years of partial tax returns (one filed and another provisional) he has released, there is almost no data on precisely what his vast holdings consist of, or what vehicles he has used to escape taxes on his income."

There actually is plenty of data on Romney's Bain-related holdings. For example, Bain's?own website?lists most of its active private equity portfolio companies. Then there are third-party databases operated by such organizations as Dow Jones, Thomson Reuters and CapitalIQ -- each one of which includes searchable lists of past Bain Capital deals (often with detailed financial information). And, finally, Bain isn't really in tyhe business of doing tiny purchases of unknown family businesses. When it buys something, there is almost always a press release and/or media coverage. Perhaps Gawker hasn't yet discovered the magic of Lexis-Nexis. Maybe it should sign up for the?daily Term Sheet email.

"Today, we are publishing more than 950 pages of internal audits, financial statements, and private investor letters for 21 cryptically named entities in which Romney had invested... Many of them are offshore funds based in the Cayman Islands."

I get it. "Cayman Islands" is supposed to be code for tax avoidance or shady dealings. But the reality is that most private equity firms form Cayman-domiciled funds to accommodate investors based outside of the United States (particularly when those funds also are making some non-U.S. investments). One private equity fund formation attorney I spoke with says that the Caymans structure usually doesn't have real tax benefit for the non-U.S. investors, but that they nonetheless feel more comfortable. He added that, for most U.S. private equity executives, the Cayman structure has little to zero impact in terms of personal taxes.

"They also show that some of the investments that Romney has always described as part of his retirement package at Bain weren't made until years after he left the company."

Yes, because his retirement package provided Romney with ownership positions in Bain funds raised for 10 years after he left the firm (plus the ability to co-invest his own money). This isn't breaking news (mentioned here, for example).

"Bain isn't a company so much as an intricate suite of steadily proliferating inter-related holding companies and limited partnerships."

Right, it's a private equity firm. No one ever said it was "a company."

"When it came to the Bain investments, he simply listed the value of his investments in odd-sounding entities like 'Sankaty High Yield Partners II LP' with no indication of what was inside."

Odd-sounding? Maybe for those outside of New England (Sankaty is a Nantucket lighthouse), but it's also no big secret. For example, here's?the Sankaty website?that describes itself as a Bain Capital affiliate that "invests in a wide variety of securities and investments, including leveraged loans, high-yield bonds, distressed/stressed debt, mezzanine debt, structured products and equities." From that, you might guess that Sankaty High Yield Partners III is the high-yield bond part of its business.

Finally, many of Gawker's documents are for year-end 2009 (most of mine were for year-end 2008). As such, we can't even compare them to Romney's tax returns, since the GOP nominee still stubbornly refuses to release them.

I totally understand why a stack of papers marked "confidential" seems exciting, particularly for those without a deep understanding of private equity. And I'm not taking any position on if Romney did or didn't duck taxes at some point, either related or unrelated to Bain holdings. All I'm saying is that Gawker has posted tons of smoke without any fire.

We then offered to make our monthly payment the exact amount of income he wanted and offered to pay the full 10 times NOI even though the park had a few issues.

We also reminded him how many mutual funds had lost money. He?d have no security if he lost cash investments, but his investment in our 6.5% mortgage was secured by a mobile home park he knew produced good income. If we didn?t pay, he got his park and income stream back. If his mutual funds tanked, he?d get nothing back.

He accepted our offer, which gave us a $300,000 price reduction and seller financing. No appraisal was required because no banks were used. He was happy, we were happy, and the deal closed quickly without all that ponderous bank paperwork.

Spread the Down Payment Over Time

What if you don?t have 28% down payment in cash? Everything is negotiable. Motivated sellers may not require a down payment. Others will allow you to pay your down payment over time. Just negotiate the lowest possible amount and then spread it over 12, 24, or 36 months. Make quarterly payments in addition to the monthly mortgage payment you negotiated.

Obviously the park has to pencil out to afford both payments. You may work for 1-3 years earning equity only, but that equity will still be worth many, many thousands of dollars. Once the down payment goes away, you earn equity AND monthly income.

Trade Something for the Down Payment

Sellers want something up front to get an immediate payday and to make sure you have enough skin in the game to stick with the deal. This doesn?t have to be cash. Do you have an RV, ATV, car, boat, time-share, vacant lot, cabin, second home, small business or other asset to trade? Do you have skills to trade? The more you learn about what the seller plans to do with the proceeds, the more you?re able to give him what he wants within the limits of what you have.
